ROTTERDAM, 30 NOVEMBER 2016 – The joint carriers of the Feyenoord brand (the Paid Football Organization Feyenoord and Stadium Feijenoord) have presented their feasibility study for Feyenoord City. Within one year of the foundation of the project team, led by the presidents-commissioner Cees de Bruin and Gerard Hoetmer, there is a plan that has the approval of the boards and supervisors of Feyenoord and the Board of Mayor and Aldermen of Rotterdam.

Rotterdam has the ambition to develop even more sporting and cultural to the top of European sports cities. Feyenoord City is the project to realize and accelerate this ambition. With sport as the driver of all developments in the feasibility study, Feyenoord City will be synonymous with (sports) performance, healthy living and sports community for all ages, cultures and incomes. It connects residents, businesses, science, education, leisure facilities and sport. This makes Feyenoord a breeding ground for sports-related innovations.
Feyenoord City thus confirms its ambitions as a leading sports and leisure area, attractive residential location, economic motor and magnet and sustainable mobility hub within the entire plan for the entire area, the Stadionpark area vision.
Key points of the plan are:
- Feyenoord, takes the initiative to set up a multisport club. Together with seven other sports clubs, including the Sportclub Feyenoord, at Rotterdam-Zuid, a program is being developed to get more people to exercise and exercise. Facilities are also shared and plans are developed for a more attractive top and recreational sport climate and cross-fertilization between different clubs and sports and education.
- Connecting the surrounding neighborhoods through sustainable and large-scale urban development. This has been started with the development of the Kop van Zuid as a connection between Rotterdam North and South. Feyenoord City can be seen as the continuation of the Kop van Zuid development along Laan op Zuid and Stadionweg, creating new connections to the waterfront on the Nieuwe Maas.

The Municipality of Rotterdam has been asked to participate financially in:
> Participation in the equity of the new stadium for a maximum of € 40 million;
> Purchase land under the new stadium for a maximum of € 60 million and then issue it in a long-term lease for the same value;
> The realization of an infrastructure program amounting to € 35 million.
2022/2023
Feyenoord City is a large area development that consists of several phases and has a lead time of at least fifteen years. First the area around the new stadium will be developed. The first match of Feyenoord is foreseen in the season 2022/2023. Even then, around the new stadium will be homes, a hotel, parking garages and commercial functions. Only then will the redevelopment of De Kuip be started.
The program within Feyenoord City consists of a total of 325,000 m2 excluding parking and consists of five areas: the new stadium, the Urban Bridge, the Strip, De Kuip and the Kuip Park. Each area has a multitude of functions that enable a versatile, lively and attractive area in Rotterdam South.

New stadium (70,000 m2):
- Capacity of 63,000 places with various support facilities, such as catering and hospitality.
Housing construction (180,000 m2):
- About 1,600 homes spread over approximately 710 homes in the Urban Bridge, 160 homes in De Kuip and 730 homes in the Kuip Park.
Commercieel programma (64.000m2):
- Breeding ground (Innovation Sport Lab) of 4,000 m2 in the continuation of De Strip for the redeveloped Kuip.
- Two hotels of which one 4-star hotel located on the Urban Bridge (200 rooms) with an area of 11,000 m2 and an economy sports hotel in De Kuip (75 rooms) with an area of 3,750 m2.
- Leisure & sports shops (leisure retail) with a total area of 14,300 m2 located on De Strip.
- Catering sector with an area of 6,500 m2 spread over the Strip, De Kuip and in the Urban Bridge. An additional 1,000 m2 is also reserved for a beer brewery in De Kuip.
- Entertainment functions with a total surface area of 24,000 m2, divided into three program sections a (Pathé) cinema of 15,000 m2 and a gym of 5,000 m2 on De Strip and a Spa / Welness of 4,000 m2 located next to the 4-star hotel in the Urban Bridge.
Public program (12,000 m2):
- Health Center in de Kuip of 1,000 m2.
- The Sportexperience of 4,000 m2 is part of the social program that will be implemented in phases with 1,000 m2 in the new stadium, 1,000 m2 spread over De Strip and 2,000 m2 in De Kuip. This spatial distribution creates a network structure for this interactive experience.
- Feyenoord museum, including museum shop of 2,000 m2 in De Kuip and a home base for the supporters.
- Indoor running track, including multifunctional rooms with a programming of 5,000 m2 with a possible extension to 8,000 m2 and an athletics outdoor track of 15,155 m2 in de Kuip on behalf of the municipality of Rotterdam.
The commercial program has leisure, retail and catering is always sports related so that a distinctive program is possible with a large catchment area. The starting point of the commercial program is not to compete with other locations in Rotterdam but to be an addition to the city and region. Innovative retail concepts will also be introduced that are much more responsive to experience and innovation.
The feasibility study Feyenoord City will be discussed and treated in the Rotterdam city council in the coming months. Decision-making is expected in the middle of 2017.
